Della Resorts & Adventure Launches Iconic ₹1100Cr Racecourse-Themed Mega Township in Pune With Hiranandani & Krisala Developers

In a major announcement that could redefine luxury living and real estate investment in India, Della Resorts & Adventure, in collaboration with Hiranandani Communities and Krisala Developers, has unveiled a ₹1100 crore racecourse-themed mega township in Pune. This hospitality-led, themed township marks the debut of a new real estate asset class and was introduced during a high-profile press conference held in Mumbai earlier this week.

Designed under Della’s proprietary CDDMO™ (Concept Design, Development, Management & Operations) model, the project promises investors returns of up to 9%, challenging the traditional 3–4% ROI norm in residential real estate and setting a new benchmark in experiential urban development.

A Township Built Around Experience, Not Just Infrastructure

Planned across 40 acres in North Hinjewadi, one of Pune’s most promising growth corridors, the project will feature:

This master-planned township is set to reflect a distinctive blend of British Colonial and Contemporary Organic architecture, designed to appeal to a new generation of investors and homeowners who place equal value on returns and lifestyle.

Speaking at the press conference, Jimmy Mistry, Founder and Chairman of Della Resorts & Adventure, called the township launch a pivotal moment for Indian real estate. “This isn’t just another township—it’s the birth of a never-seen-before real estate model in India,” said Mistry. “With our CDDMO™ approach, we’re transforming real estate from a static product into a dynamic, yield-generating experience. This is luxury, future-fit living curated with precision, and powered by design, innovation, and operational excellence.”

Mistry emphasized that the project was not just about real estate, but about creating a lifestyle ecosystem where residents can live, relax, entertain, and invest—within a self-contained urban paradise.

The initiative brings together three heavyweight players in Indian real estate. Hiranandani Communities, with decades of experience in integrated townships, and Krisala Developers, known for their innovative and scalable developments in Pune, are partnering with Della to co-create a product aimed at setting national benchmarks in luxury township design.

He also confirmed that the project forms part of a larger 105-acre township in North Hinjewadi, marking Hiranandani’s formal entry into Pune’s booming real estate market.

The third leg of the partnership, Krisala Developers, views this township as a natural extension of its growth strategy.

Agarwal also noted that the township’s proximity to the Mumbai–Bangalore National Highway makes it a highly attractive proposition for end-users and investors alike.

Timeline and Future Scope

The project is currently in advanced planning stages, with land acquisition completed and final designs underway.

  • Phase I is expected to launch within the next three months
  • Resort and villa plot possession is targeted for early 2026
  • Private residences will be delivered by end-2026
